“I wanted to take a moment to express my appreciation to those that were working at the Warehouse this past Saturday. There were three major projects going on simultaneously and a limited window of opportunity to have all assignments completed; GSA Switch-gear doing the much needed PM on the (B) side of the facility, R.E. Lee working on the high voltage lines and removing the re-closure next to Building (C), and PMSC replacing the Outside Screw and Yolk Valve (OS&Y) in bay 4 A, which was damaged last Friday by another contractor working in Building (A). We had six hours to complete all tasks. Everyone showed up on time and ready to work, maintained focus, and brought the power back on-line at 1130 hrs, thirty minutes before deadline. GSA Switch-gear was able to finish all of their inventory on the B side, Contractor Doe completed everything with the exception of removing the old transformer, which I was told by Mike from Contractor Doe they were going to try to take care of this week, the PMSC crew helped take all of the buildings down and then back up, and in the middle of the outage replaced a 300lb OS&Y valve that needed to be manually fitted, and Jerry from GSA Fire Alarm Shop took the fire suppression system off & on-line and also tested the flow and tamper switches once the power was restored. Sam, thanks for getting the outage and access to the buildings approved and providing monitors that were ready to go once we were in place.

A number of weeks ago, I complained to my staff that my office in Building B was regularly freezing—so cold that it was difficult to work even with a sweater and a space heater running nonstop. Although I am new I understand that because of the age of the building heat in my office has had been a challenge for years. I also understand, however, that you and others found a way to take care of the problem. The last month the heat has been perfect—very comfortable, despite a number of very cold stretches. “During a brief absence of the Building 123 Building Manager, PMSC provided critical support to GSA. Building 123 at the DFC is serviced by your company under Contract Number XYZ. PMSC employees responded both appropriately and proactively without direction from the Building Manager. Your employees observed debris in an office resulting from a roofing project. In response to this hazard, the area was cautioned off to prevent personnel traffic. Thank you for providing such highly qualified, proactive staff that carry out building policies and protect GSA’s building tenants.”

Engineer <PMSC employee>, Engineer <PMSC employee>, and Engineer <PMSC employee>. I have regular contact with these employees on a weekly basis, and rely on them heavily. The professionalism, knowledge, and attention to detail exhibited by each of these employees is exemplary. They have always performed their duties in a professional manner with attention to detail that does not go unnoticed During my time here as the Supervisor Deputy I’m not aware of any maintenance related situation or problem that arose in our office space or cell block area that these individuals were unable to resolve quickly and efficiently. Please extend to them my appreciation for all the hard work that they do.”

“We wanted to personally take the time to thank <two PMSC employees> for their timely and detailed responses to our recent service call requests regarding the temperature changes here at the BOC. We started experiencing unreasonable bouts of warmth and at times, extreme cold about a week or so ago due largely in part to the severe swings in weather. Needless to say, there’s been a lot of modifications necessary to accommodate our 24/7 climate here in the office.

Your skill, diligence and enthusiasm in the execution of your duties are unparalleled. I want you to know how much I appreciate the way that you consistently take on additional responsibilities, as well as your outstanding level of responsiveness to requests made by the GSA Building Manager’s Office.

I can’t remember a time when our building has looked so nicely groomed and finished, or when the 4th floor columns have been more attractive. More than a few of our tenant-customers as well as members of the public-at-large have commented recently on how wonderful the building looks. This is a direct result of your excellent service.

In the business of management of a public property, we are constantly being judged on the appearance and first impressions of the space, and we must always strive to put or best foot forward. We rely heavily on dependable service from customer service professionals like you in order to help us meet our organizational goals and satisfy our customers’ needs.

Again, thank you so much for your wholehearted participation in the maintenance of our building. I have no doubt that we would not have attained the level of success that we have without your countless contributions and enthusiasm. “I just wanted to write to you and let you know of a couple people that I feel are outstanding, proactive and professional members of your staff. I must state that I have had positive interactions with all PMSC staff—the two below seem to go beyond to offer better service than expected.

First, <PMSC employee> regularly passes thru our Executive and Administrative offices to scan the area and see if any lights are out. As recently as yesterday he arrived to replace all the fluorescents that were out in the office of the Executive Director, my office and Mary’s area. There were many lights out—could be 20 or more—that he took care of methodically and cleanly. This is wonderful as we did not have to request the replacements. He’s also very tidy and fast when dealing with filter replacements. A potentially dirty and disruptive activity executed cleanly and in an organized fashion. Professional, quiet and always a smile.

Secondly, <PMSC employee>. It is a joy to see and speak to <PMSC employee> every day. Whether he is checking the windows and doors for smudges or the carpet for stains or his daily trash collection, <PMSC employee> is always very polite, conscientious, clean and efficient. Even when he is obviously tired from spot cleaning the massive Great Hall carpet after all the messy people the night before, he always greets us with a smile and asks for permission when entering a sensitive area like the Executive Director’s office. And when he cannot enter due to a meeting or something, he has never forgotten to return later in the afternoon to check the room and the trash in the Executive Director’s office.

Great employees are hard to find—to be sure. These two gentlemen, from a client point of view, are two great employees.”

“We had a 36 hour power outage on the entire Denver Federal Center last weekend due to some necessary GSA work to connect a new substation, and Excel Energy doing some work on the portion of the grid serving DFC. There was much concern by our tenants as to their risk and continuation of required operations. PMSC took a lot of pre-emptive action, and by your staff’s extensive planning, everything went very well. The few “glitches” were immediately addressed and fixed. I received NO complaints from any tenant! Your team spent many extra hours onsite providing support to generators and fire watches. At no time did I have any worries or concerns about our buildings or our tenants’ needs because of the thorough planning by the PMSC Project Manager. I wish to commend the PMSC team on the DFC for the outstanding performance and effort they expended in meeting the needs of GSA and our customers. The following are commendations of two of the Building Managers on Team A that also were impressed by PMSC’s support during this critical time. I look forward to our next meeting in May.”

“I would like for you to know how pleased the Office of ABC (OABC) is with the outstanding maintenance services <PMSC employee> and <PMSC employee> have been providing OABC over the past few months. As you know OABC occupies buildings 900 and 900C and for the period from last October to date, we had no less than 75 building related maintenance calls in which <PMSC employee> and <PMSC employee> were involved. It is very evident that not only from the way <two PMSC employees> represents PMSC and GSA, but also in their expertise in solving various maintenance issues. The information and services that both <two PMSC employees> provide OABC is very beneficial to us. We have received numerous positive comments from employees in buildings 900 and 900A on the service they provide.

Most of us know it takes time to complete certain projects, however our customers do not understand why it takes so long sometimes, but <two PMSC employees>always take the time to explain projects to the best of their knowledge so the customer has an idea of what to expect. Their efforts are greatly appreciated.

We look forward to working with PMSC and GSA in the future on all our building maintenance projects/issues and it’s a pleasure to work with individuals like <two PMSC employees>who know the meaning of the word “Service” and “Efficiency.” OABC truly appreciates <two PMSC employees> dedication to their duties.

As a matter of fact, they were so impressed with our Fire books that <PMSC employee> put together, they have decided to use it as an example of best practices throughout our region. They were also impressed with how organized our MSDS books were and the cleanliness of our buildings. I’m proud to say that PMSC is (our) O&M contract!”

“I am a huge Broncos fan. The team is doing well because everyone is doing their job from the top down.

PMSC has some of the same characteristics as the Broncos. PMSC performs the maintenance for buildings 99. Building 99 was built in 1941 and was converted into a fitness center called the Wellness Center. The Wellness Center has many maintenance challenges and when PMSC came aboard a while back, they confronted many of the challenges that have not been addressed in previous years. PMSC has made important improvements to the heating and cooling systems, interior appearance and exterior updating, among many other meticulous maintenance needs as well.

The Wellness Center is the best overall now than it has ever been, and the maintenance part of running a successful Fitness Center is VERY important! This tells me that everyone involved is doing their job from the top down.

He is always there for our tenants, the general public, his teammates, and GSA. “The GSA COR, GSA Consultant and O&M Project Manager, PMSC through designing projects, implementing projects and managing the BAS (Building Automation System) were able to save 1.7 million gallons of water, reduce Electrical consumption by 22% for building 67 from 2013 to 2014. They were also able to reduce gas consumption by 2.4 million cubic feet during the months of June – September resulting in an overall gas reduction for 2013.

  • Last 2 years—Energy Efficiency Motors
  • 9/13—DA Tank replaced
  • 9/13—VFD north cooling tower
  • 9/12—Tunnel insulation installed
  • 2/13—Replaced CRAC unit with High efficiency (14 SEER)
  • 3/13—replaced roof lights with LED
  • • 10/12—Terlyn water treatment system installed on Cooling Tower (allows 35 cycles) with minimal blow down.
  • 10/12—Also changed CT logic to minimize water and elect usage.
  • 5/13—installed new OA dampers on 3rd floor
  • 8/13—Lobby lighting retrofit
  • 9/13—Leaky steam valves replaced in Penthouse
  • 1/12—retrofit Lobby exterior lighting with LED
  • Team conducts weekly energy review meetings

We are moving forward in 2014 with more energy saving projects which will include more cooling tower upgrades, damper replacements, and Led Light conversions. In addition, they are developing a Power Point presentation which includes graphs from the Schneider system documenting the energy savings for presentations.”

“During August, 2008, the Democratic National Convention (DNC) took place here in Denver, Colorado. Critical operational support was manned out of a building located at the Denver Federal Center, which is serviced by your company under Contract Number XYZ. It has brought to my attention that your company responded to a series of incidents which were resolved efficiently, effectively and timely. PMSC employees responded with professional service and skill in making what could only be described as a possible nightmare just a minor bump in the road for our tenants. Thank you for providing such a highly qualified staff that performs high quality services for the Government.”

“Recently we concluded one of the most difficult trials in our recent history. As you know, this trial was complicated by the implementation of extraordinary security measures that had an impact on the City of Alexandria and the Albert V. Bryan U.S. Courthouse. It required street closures, designating and posting of restricted parking areas around the Courthouse, re-routing buses, and the use of resources from the General Services Administration (GSA) and Preventive Maintenance Services Company (PMSC) for various aspects of security for the trial. The trial proceeded smoothly and no breaches of security occurred that could have affected the outcome of the trial.

I want to take this opportunity to commend the employees of the GSA and PMSC for their efforts in assisting the United States Marshals Service with many aspects involved in this trial. PMSC personnel provided needed services upon request and did so in a timely fashion. Much of the credit for the success of this mission is due to the cooperation and dedication of those employees. Their actions contributed significantly to the success in managing this most difficult trial.

I also want to thank GSA and PMSC for their cooperation and willingness to support the United States Marshals Service. Specifically, I want to recognize your extraordinary efforts, as well as those of Jim Smith and Michael Jones and the PMSC staff, who have continually provided support to our agency. They have done such an outstanding job under the most difficult of circumstances and for that we are grateful.

“I am writing to express my deep appreciation for the services of <PMSC employee>. <PMSC employee> responded last week to a service ticket for a musty odor in the office of the Director, Plans Division. Although he was unable to detect the odor in question, he took conscientious steps to address the customer’s concerns. His diligence and thoroughness led to the discovery that an air intake vent on the roof of the building was not functioning properly. <PMSC employee> kept the customer informed of his efforts to investigate and resolve the issue.

I was further impressed when <PMSC employee> returned today to inquire if the steps taken last week had resulted in an improvement. While some improvement was noted, the issue persisted. <PMSC employee> further investigated options and considered that the filters in the HVAC unit in the Director’s Office might be clogged. He scheduled a time to return when the office might be accessible and not disrupt the Director’s day. He returned at the appointed time, removed and cleaned the filters.

<PMSC employee> commitment to customer service and satisfaction along with his friendly and courteous manner deserve recognition.”
